*What is required for Settlement?
To be able to settle the sales of the new townhouses built we must have three key elements in place. Code of Compliance, Practical Completion Certificate and the title. The process of obtaining a title is complex. The development must meet all conditions of the resource consent and then the title process involves surveyors, lawyers, local council and LINZ. It can often be difficult to get a good idea of the time frame during this process which is why we’ve indicated the last section of the timeline with a dotted line.

An overview of the design and construction process for our projects
Our Project Timeline
A typical project follows a timeline of around 18 months. Have a look at the key milestones below to get a feel for the process.
The initial scheme design gets mixed in with the due diligence required to assess a potential development site. This can take a few months, but it all happens before the project is sold on the market so it doesn't affect the buyer's experience.
Once a resource consent submission is made to the local council the timeline really starts to take shape.
We know that the construction process can be a bit hard to follow or make you a bit nervous if you've not got a trade background. That's why we send out monthly progress updates to our mailing list so you can see exactly where your home is at in the timeline.
