1243 High Street: A Thoughtfully Designed Addition to Taitā

We’re pleased to share that our latest development at 1243 High Street in Taitā is now complete.
This new collection of eight modern two-bedroom homes was designed to sit comfortably within the existing fabric of the neighbourhood — offering practical, well-considered living spaces for everyday life. It’s another step forward in our mission to create homes that serve real people and real communities.
The location places residents within walking distance of local schools, the Taitā Hub, public transport, and recreation like the Walter Nash Centre and Beltway Cycleway — all just a short drive from the Lower Hutt CBD.

Designed with Care
These homes feature thoughtful layouts, quality finishes, and the kinds of touches that make a difference — from custom kitchens with stone benchtops to well-connected indoor-outdoor living. We also introduced a new typology - upper level living with views out from the upper balconies.

“1243 High Street is another great small development of new homes within an existing suburban neighbourhood. As always, our challenge as architects was to offer fresh, practical, and attractive homes while enhancing the positive qualities of the site and fitting in well with the surrounding context.
To achieve this, we developed a new building type to front the development along High Street — a two-storey duplex with living areas on the upper floor and generous, corner-aspect decks. These homes are accessed from a covered porch off High Street that leads to a small ground-floor lobby and staircase. Upstairs, the corner decks offer great sun and views, and their partially covered design makes them usable year-round. Each deck connects directly to living spaces on both sides, turning them into true outdoor rooms and extensions of the home.
This layout allows for high-quality, light-filled living areas that flow naturally, often feeling larger than their square footage would suggest. Visually, the homes feature traditional pitched gables with natural timber cladding on the upper level and white brick on the ground floor — a friendly yet refined presence on High Street. We’re proud of how this project balances architectural quality with livability, and we look forward to seeing these homes enjoyed by their new owners.”
